20 www.ctaahq.org M eriden Commons is a brand new 75 unit mixed-use and mixed-income rental community in the heart of Meriden. The community celebrated its grand opening in July 2018, and was developed by Philadelphia based developer Pennrose, LLC and The Cloud Company, LLC in partnership with the Meriden Housing Authority on the site of the former Mills Memorial Apartments. The property is managed by Pennrose Management Company. The new apartments are ideally located steps from Meriden's newly renovated train station and across the street from the beautiful new Meriden Green. By reestablishing the street wall along both State and Mill Streets, the project promotes street life and ends the physical isolation of the Mill’s parcel. The ground floor facade features floor to ceiling windows, illuminating the building’s retail and commercial spaces. The building’s use of brick and metal panels both references the surrounding historic uses and complements the modern aesthetic of the HUB Park design. The wing di- rectly fronting the Meriden Green is angled back to maximize the views of residents. The community features an inviting community room, fit- ness room and 5,435 square feet of divisible retail space. The four-story building consists of 27 one-bedroom units, 32 two-bedroom units and 16 three-bedroom apartment homes. The property was financed through the syndication of low income housing tax credits (LIHTCs), with 60 apartments income-restricted for households with incomes at 60% or less of the area median income (AMI). The AMI tiers are as follows: 15 units reserved for 25% AMI or below households, 21 units reserved for 50% AMI or below households, and 16 Meriden Commons 161 State Street, Meriden, CT 06450
