Pub. 4 2019 Issue 1

19 ISSUE 1 2019 vested and involved with downtown Hartford and its professional sports teams, schools, non-profits, hospitals, corporations, and startups. Stop by the office for a few minutes and you’ll undoubtedly see residents, their dogs, and children running in for a hello (and mandatory treats for the dogs). And swing by a Capewell event and you’ll see local vendors and musicians hanging out with residents and their friends and family. Residents say the atmosphere at Capewell is just different and it shows in the numbers. Currently Capewell is 100% occupied with a healthy waitlist. Their 12-month renewal retention rate is an unheard of 70% even as Hartford market rates continue to strengthen. Capewell team: The team’s love of the property and the growing neighborhood shines through in every interaction. From future residents walking through the doors looking to explore the prop- erty to current residents needing a hand from maintenance in their home. Most of the team have been at Capewell from the start and know the building and its residents inside and out. The manager and maintenance super- visor, Randyn and Gio, were on-site before construction finished and saw its first residents move in while they managed the end of the renovation process. The leasing and maintenance staff, Natasha and Pete, came on a bit later and are instrumental in manag- ing Capewell as well as the commer- cial office building next door. The team work together to plan (and attend) resident events whether it’s a simple cocktail hour or a large-scale public event. They all contribute to Capewell’s popular Instagram and Facebook. And they enjoy celebrating their resident’s various milestones such as getting married, getting a new puppy, or starting a podcast. Capewell is a small, but strong, com- munity and the team are an import- ant part of it!
