Pet owners are increasingly likely to be renters, and they can easily account for 20 to 90 percent of a community’s residents. They don’t just want pet services; they expect them. Pet grooming services, places where pets can be exercised, and options for short- term boarding are all musts for pet owners. Some cities have regulations for bike owners. Washington, D.C. has done a great deal to make itself friendly toward bikers, and one zoning change made it mandatory for multifamily buildings to have one bike space for every three units. That requirement is higher than the national average, but if bikes becomemore important as an alternate form of transportation for tenants, the situation could change. One problem for multifamily communities is keeping upwith the changing technology. Approximately 77 percent of the people in the U.S. have a smartphone and approximately 69 percent are active on social media. The solution multifamily communities might be to give tenants more control over their environments by allowing them to choose the specifics. Cloud-connected devices can allow people to monitor and control their cooling, heating, and lighting. This is an exciting time to be in the business of providing multifamily units. As spaces become greener and more efficient, they will become increasingly more attractive to larger segments of the population. Don’t just meet resident expectations.
