18 www.ctaahq.org M ill Pond Village is a mixed income apartment community, of fer i ng ma rket and low income Housing Tax Credit apartments located in the countryside of Broad Brook, CT. Originally constructed in 1975, the 360 apartments conveniently rest on 47 pristine acres between Hartford, CT and Springfield, MA. Once a thriving mill town, this small single-stoplight communit y offers much more than one would think. Based on location, living space and amenities, Mill Pond Village appeals to a wide range of residents. In addition, with 40% of apartments set aside for affordable housing, this hidden gem allows a diverse range of households the ability to connect affordability and suburban living. This year’s successes include; An average occupancy of 96.9%, the lowest Aged Receivables of less than 5%, a decrease to less than 15% move outs, 91% closing ratio on qualified applicants and our Maintenance Team completing over 2,417 work orders. The Mil l Pond Village staff is also involved in countless resident activities including: a gloves/mittens giveaway, wrapping party, hot chocolate bar, weekly food share program and collaborating with local agencies such as Town of East Windsor and East Windsor Police Department to support the community. Property Manager Nancy Pitt says that “The best part of working with the team is their extraordinary commitment to one another, our company and their passion to deliver results”. She also says that their greatest challenge this past year was “learning to becoming cohesive as a team, leveraging each other’s strengths and building on our weaknesses”. This is a challenge they have clearly overcome given their outstanding success. Each team member a lso has their own individuality aside from work; Tammy sings in a band, Steven enjoys basketball, Amina and Freddy enjoy volunteering, Rafael enjoys hunting, Nancy likes to cook, and Brian and Mark enjoy marksmanship competitive shooting. Over the years they have come together to lea rn and grow from one another. Nancy credits this to “engaging the team to use our experience, and expand our knowledge to susta in the positive impact we provide at our community.
