Another signi cant trend is the increasing emphasis on green living. Amultifamily building can have smaller units if there are high-quality multifunctional areas and places where tenants can stash possessions. Instead of apartments that are 1,000 square feet, some units now range between 565 and 600 square feet and rent for $1,200 to $1,400 per month. It’s even possible to have livable micro spaces that are as small as 250 to 350 square feet that rent for $910 per month. In other words, catering to those who want to live simply in a small space can be highly pro table for the landlord. But for someone who doesn’t spend much time at home, as is the case for many millennials, all they really need is a place where they can come home and sleep. e tradeo of lower rent for a smaller space, if that space is in a great location, makes sense to many of them. According to one study of 400 apartment communities in 35 separate urban areas that involved 3,500 renters found that for those who were thinking of moving into a micro unit, the number one priority for them to consider doing so was access to a convenient grocery store. Energy-saving and environmentally friendly systems that catch the attention of potential renters are items such as the following: • LEED (leadership in energy and environmental design) certi cation. • Electric-car charging stations. • HVAC systems that have a variable refrigerant ow. • Solar hot water systems. • LED lighting. • Rainwater collection. • Wind and natural gas turbines. • Monitoring systems that allow tenants to control lighting, heating, cooling and entry in their own particular rental. Being on the high end of the multifamily rental market is a good, and pro table, place to be. It is competitive, but the re- ward of having units that are always in demand and that have high rents associated with them is an almost guaranteed way to generate income.
